Top housing experts at The Information Market comb through real-estate data every day and analyze it with a sophisticated formula devised just for Street Scout. The result, the Scouting Report, gives you a valuation that, on average, is accurate within 5 percent of the actual sales price.
Many valuation models use only sales data. Because we have tracked the housing market for four decades, our valuation factors dozens of key indicators including listings, days on market, foreclosures, types of homebuyers and sales. More market data, rather than just comparable home sales, produces a more precise number for what your home is worth — right now. And we publish up-to-the minute data on Valley home prices, sales and trends.
Because our experts have been tracking the housing market for more than 40 years.
It’s impossible to pinpoint a valuation for every home because real-estate data on some properties can be outdated or wrong. We know that and want you to know that. Historic homes and houses worth $1.4 million or more aren’t valued on Street Scout because we don’t have enough information on those properties.
These rare exceptions trigger a box that tells the user we need more information for an accurate valuation. If property records on your house show it has fewer bedrooms, bathrooms or square footage than it actually has, then your valuation won’t be accurate. If your home doesn’t have a valuation or your valuation doesn't include information on improvements such as a $50,000 new kitchen we don't know about, then look at the list of the most recent and accurate comparable sales. And we have a price range for those sales.
